Hi All, Today I came across a property that I thought is a sound investment and as the market is a little down at the moment it would be a great time for some of those cashed up mine workers to come and invest in the Noosa / Tewantin area. The house I spotted today is a 4 bedroom 2 bathroom Queenslander on a good size block just minutes from town and facilities and is on the market for $379000. At around $400 - $440 a week rent that gives you a rental yeild of between 5 and 6% which is quite decent for a Tewantin property. Stunning Old Home

Hi Bloggers, Here is a home that captures my imagination and stuns me with its beauty I took this photo on a recent trip to Bulimba, I have seen this home a few times although never had my camera with me until this time. I would love to own something as beautiful as this although it in my opinion is definitely not one for the rental market. If anyone knows its history I would love to know, its heading up the hill out of the main st at Bulimba.

Tenants Breaking a Lease

Hi All, I had a question from a facebook friend that comes up all to often. That is what do i have to do if I want to break my lease? The answer is simple but generally not as easy as it sounds. The Tenant needs to fill in a Form 13 Notice of Intention To Leave. Given there is no circumstances to warrant the breaking of the lease such as an unliveable house or there is a breach by the Lessor or something of that nature than the tenant will be responsible for payment of the rent right up until the end of the lease or until a new Tenant is found. Some Agents may also insist that the re-advertising costs are met by the Tenant who is breaking the lease. Therefore breaking your lease could be a costly affair so give it some thought before you go ahead.

Busy Week So Far

Hi bloggers, This week has been a busy week so far as Tenancy Plus took over two more properties on Monday and also I had my very first routine inspection this afternoon which is exciting. The Tenants are doing a wonderful job of looking after that particular property I might add. As well as the excitement of taking over properties and doing inspections I am painting a house in Buderim. I am still painting until such time as the only painting I will do is for my Property Management Clients. My intention is to keep my level of properties to a manageable level and not let properties fall through the cracks and risk them becoming run down and unrentable.   Thanks All Mick@TenancyPlus

Sunshine Beach to Coolum

I had heard about a bike path / footpath that runs all the way from Sunshine Beach to Coolum and have been told how nice it is, well generally I love to mountain bike in the bush, hitting trails hard and fast and climbing hills and flying down the other side. Today for the first time I thought I'm going to ride to Coolum. So off I went and I was not dissappointed the riding is great, the views are awesome and today the weather was fantastic. Families could easily use this path for bike outings so give it a go...you dont have to ride all the way to Coolum as you can stop in at Peregian Beach and have a nice picnic in the park. Tips for Tenants regarding Tenancy Application

Hi to all the Tenants and prospective Tenants in blogging world, Heres a couple of tips to help with your Tenancy Applications on a House or Unit. Most importantly help your chances by providing as much "correct information" on your application as you can possibly provide this will help the Property Manager to build your profile and if you have provided checkable quality information this will help your chances of success. Secondly make sure your references are credible and that they still have the same phone numbers as a good Property Manager will check them and to have somebody answer the phone who cant provide theinformation needed will work against you. Mothers Day 2011

Hi All, After an early morning mountain bike ride through some awesome forest trails just outside Noosa my wife and I took her Mum and Dad and son down to the River Deck Restaurant at Tewantin/Noosa Harbour and enjoyed a lovely Mothers Day breakfast. All whilst overlooking the splendid Noosa River. I believe this is one of Australias most beautiful places. Come visit youll love it. Mick@TenancyPlus.

Swimming Pool Amnesty

Hi to all the Swimming Pool Owners in Queensland. The government announced yesterday that there wiil be a six month amnesty on swimming pool owners having to register their pools with the Department of Local Government and Planning. That means that instead of the 4th of May (yesterday), pool owners now have until the 4th of November to register their pools. If not registered by that time the pool owner could incur a $2000 fine. To check whether your pool is registered please visit www.dlgp.qld.gov.au/poolsafety or call 1800 340 634.
Also remember Landlords and Owners wishing to sell their Properties, after the 8th of July it will be a requirement to have a Swimming Pool Safety Certificate in place if you wish to Sell, Lease, Re-Lease or Extend a Lease on a Property with a pool.                                         Thanks All  Mick@TenancyPlus

Water Meters in Rental Premises

Just a short note regarding what I think is good practice and a great habit to get into, when signing up new Tenants to a property I believe it is of great importance to show them where the water meter is located. Thus in the event of a burst pipe, water leak, or broken toilet the Tenant knows exactly where to go to stop the flow which in most cases will minimise the damage to the premises.
